What is PropNinja?

PropNinja is a property intelligence platform that scores 15,300 Australian suburbs. Every suburb gets three scores, growth, risk and stability, built from government and real estate data and benchmarked against every other suburb in the country.

How is the growth score calculated?

The growth score (0-100) combines nine weighted metrics, each normalised against every suburb nationally: sales momentum (18%), listing scarcity (15%), rental demand (14%), days on market (12%), infrastructure investment (11%), jobs access (10%), population growth (8%), income growth (7%) and new supply pressure (5%, which counts against the score). The weights are re-fitted yearly and published on the methodology page.

Do the scores predict prices?

No. A high growth score means the current evidence for growth is strong, not that growth is guaranteed. The scores summarise momentum, demand, supply and risk factors as they stand today. Every January we audit the previous year's scores against actual price movements and publish the results.

How does PropNinja differ from other suburb data tools?

Most suburb data tools give you raw metrics. PropNinja benchmarks every metric against the whole country and rolls them into three comparable scores with a published methodology, so you can judge a suburb in seconds and see exactly why it scored that way. We prioritise clarity and weekly updates over raw data volume.

How often are scores updated?

Every suburb is rescored weekly using the latest available data. Each metric on a report names its source and refresh date, so you can see how current the underlying figures are.

What data sources do you use?

Over 40 sources, including the Australian Bureau of Statistics, state valuer-general sales records, rental bond registries, the Reserve Bank of Australia, state planning portals, local councils and major listing portals. The full list is on the methodology page.

Do you cover regional areas?

Yes. PropNinja covers all 15,300 suburbs across NSW, VIC, QLD, WA, SA, TAS, ACT and NT, including metropolitan, regional and rural areas. Suburbs with very few sales carry a wide-band flag so you know the score is built on thin data.

Can I compare suburbs side by side?

Yes. Search any suburb from the suburbs directory and add others to compare their scores, medians, growth rates and risk readings in the same format. Free accounts compare two suburbs; Pro compares four.
